Rental Terms and Conditions – Casa Erica, Stromboli

Rental Period

Casa Erica is rented on a weekly basis, from Saturday to Saturday. For longer stays, alternative arrangements may be possible depending on the season and availability.

Guests Capacity

Casa Erica accommodates up to 6-7 adults plus one child. An extra bed is available upon request at the time of booking (additional fee applies).

Additional cot

A camping cot can be provided for €70 per week. This must be requested at the time of booking.

Pets

Small pets are welcome with a valid health certificate and must be declared at the time of booking. A €50 cleaning fee per pet applies.

Check-in & Check-out

  • Check-in: from 4:30 PM onwards
  • Check-out: by 10:00 AM

For any special requests regarding arrival or departure times, please contact us in advance, and we will do our best to accommodate your needs.

Payment & Cancellation Policy

If the booking is made within one month of the stay, the full rental amount must be paid at the time of booking.

Payment Terms

For bookings made well in advance, a 50% deposit of the agreed rate is required at the time of booking. The remaining balance must be paid at least 30 days before arrival.

  • Free cancellation up to 21 days before arrival.
  • 30 to 21 days before arrival: 100% refund of the amount paid.
  • 20 to 11 days before arrival: 50% refund of the amount paid.
  • 10 to 5 days before arrival: 20% refund of the amount paid.
  • 4 days or less before arrival, or no-show: No refund.

No refunds will be issued for late arrivals, early departures, or unused rental days.

Security Deposit

A €100 security deposit is required and can be paid directly on-site at check-in. The full amount will be refunded at check-out, provided no damage to the property or its furnishings has occurred. Any damage to the structure, furniture, or objects will be deducted from the deposit, and if the repair costs exceed the deposit amount, the guest will be required to cover the difference.

Utilities & Final Cleaning

  • Electricity, gas, and water consumption are included in the rental price;
  • Final cleaning is not included and is mandatory: the cost is €125, payable on-site at check-in together with the deposit.

Casa Erica is delivered clean and tidy upon arrival. However, final cleaning does not cover:

  • Kitchen cleaning and reordering;
  • Garbage removal.

Guests are responsible for leaving the kitchen clean and disposing of all waste. If this is not done, an additional €50 will be deducted from the deposit.

Additional cot

A baby cot is available upon request for a fee of €50 per week.

Linen Rental

A weekly linen rental is available for €20 per person and includes:

Bedding

  • Mattress cover;
  • Sheet and pillowcase;
  • Bedcover.

Towels

  • Face towel;
  • Hand towel;
  • Bath sheet.

An additional linen change can be requested during the stay at the same price, with the day arranged in advance.

Responsibility

Casa Erica is not responsible for the loss, theft, or damage of personal belongings, cash, or documents left unattended in the house. Guests are advised to take necessary precautions to secure their valuables.

Respect & Courtesy Rules

To ensure a peaceful environment for all, we kindly ask guests to:

  • Keep noise levels low between 2:00 PM – 4:00 PM and midnight – 10:00 AM;
  • Avoid loud voices, music, or radio at these times to respect the neighbors;
  • Refrain from slamming doors or entrance gates and avoid shouting, both inside and outside the house.
